Q. When is my rent due?
A. Rent is due on the first of the month; however, we allow a four-day grace period before a late fee is assigned. On the fifth day of the month, a late charge of $100 is due along with your rent. Once rent is late, you must pay using the online portal or with certified funds, either cashiers check or money order.

Q. What forms of payment do you accept?
A. We encourage all our residents to use our online payment system available through the resident portal. You can pay via credit card or direct bank transfer. If you wish to send your payment through the mail, we accept personal checks or bank checks or money orders. Please remit to PO Box 391, Tallevast, FL 34270. Be sure to put your property address in the note section.


Q. How do I request maintenance?
A. There is a link on the resident portal for submitting maintenance requests. You may also email your requests to maintenance@srq-properties.com or call us at 833-668-7462.


Q. What if I have an emergency maintenance request?
A. Please call us at 833-668-7462 for emergency maintenance issues, like a toilet not working in a one-bath apartment or no AC if it’s over 80 degrees outside. We will reply within the hour.


Q. How long will it take for a repair to be made?
A. We guarantee a response to your request within 24 hours. If it is a simple repair, it will be completed that day. For more involved repairs, we might need to order a part or call an outside contractor. However, we work with national suppliers and local vendors to ensure we get any product or service as quickly as possible.


Q. What happens when my lease is up?
A. We hope you love your home and will want to stay! Before your lease expires you will be given the option to renew your lease, move out, or continue on a month-to-month basis. There is $100/month fee for month-to-month leases.


Q. I am moving out, when will I get my deposit back?
A. We will inspect your rental within a few days of your move-out, after which you will receive a statement detailing any charges against your security deposit followed by your security deposit refund. You will receive your statement within 30 days of your move-out, though it is usually processed much faster. To avoid any charges, we recommend returning the rental to us in the same condition it was in when you moved in.
